The Opportunity
 
Mosaic Recruitment is recruiting for a hands-on, proactive Operations/ Site/Facilities Manager to join a small but growing business operating within the premium stone and construction sector.
This is a varied and responsible position with ownership of the day-to-day maintenance, safety, security and efficient operation of a busy stone yard, warehouse, offices and associated facilities.
 
We are looking for someone who is genuinely practical and enjoys being involved. This is not a desk-based Facilities Manager position - you will be visible across the site, identifying issues, coordinating repairs, dealing with contractors, monitoring equipment and making sure the site remains safe, secure and operational.
The successful candidate will be someone who takes ownership, spots potential problems before they become costly issues and follows things through to completion.
 
You will become an important member of a small team and will have the opportunity to make a real difference to the continued improvement and development of the site.
 
The Role
Taking responsibility for the facilities and general operation of the site, your role will cover everything from building maintenance and machinery servicing through to Health & Safety, contractors, security and site improvements.
 
Site & Facilities
  • Take responsibility for the general upkeep and maintenance of the yard, warehouse, offices and external areas.
  • Carry out regular site inspections and identify maintenance requirements.
  • Organise and oversee repairs to buildings, roofs, doors, lighting, drainage, fencing and other site infrastructure.
  • Plan and manage preventative maintenance schedules.
  • Ensure maintenance issues are followed through and resolved promptly.
  • Help maintain a clean, safe, organised and professional working environment.
  • Identify areas where the site or facilities could be improved.
Machinery & Equipment
  • Coordinate servicing, repairs and maintenance of forklifts, lifting equipment, yard equipment and other machinery.
  • Maintain accurate servicing and inspection records.
  • Ensure machinery and equipment are operational and available when required.
  • Liaise with suppliers and engineers to resolve breakdowns as quickly as possible.
  • Monitor servicing requirements to minimise avoidable downtime.
Health & Safety
Working with management, you will play an important role in maintaining high Health & Safety standards across the site.
 
Responsibilities will include:
  • Carrying out regular safety inspections and identifying potential hazards.
  • Ensuring appropriate PPE and site safety procedures are followed.
  • Assisting with fire safety and emergency procedures.
  • Supporting COSHH and other workplace compliance requirements.
  • Maintaining accurate records of inspections, servicing and corrective actions.
  • Reporting and following up incidents or safety concerns.
  • Helping to ensure the yard and warehouse remain safe working environments.
Contractor Management
You will take responsibility for coordinating external contractors and maintenance providers, including:
  • Sourcing suitable contractors and suppliers.
  • Obtaining and comparing quotations.
  • Coordinating contractors attending the site.
  • Ensuring contractors comply with site rules and procedures.
  • Monitoring work to ensure it is completed to the required standard.
  • Keeping appropriate records of contractor visits and completed works.
  • Monitoring expenditure against agreed budgets.
Security & Site Operations
  • Oversee site security including CCTV, gates, alarms and access arrangements.
  • Help ensure the yard, warehouse and wider premises remain secure.
  • Assist with improving site layout and organisation.
  • Support traffic management and pedestrian safety across the site.
  • Coordinate site improvements and smaller building or maintenance projects.
  • Identify practical improvements that could make the site safer or more efficient.
Utilities & Cost Control
  • Monitor electricity, water, heating and other site utilities.
  • Identify opportunities to reduce unnecessary expenditure.
  • Help manage facilities and maintenance budgets.
  • Ensure routine servicing and preventative maintenance are completed to reduce avoidable breakdowns and costs.
  • Obtain quotations and consider value for money when arranging external works.
What We're Looking For

You will need:
  • Strong practical and problem-solving abilities.
  • Experience managing contractors and external suppliers.
  • A good understanding of UK workplace Health & Safety.
  • The ability to organise maintenance schedules and prioritise urgent issues.
  • Excellent organisational and time-management skills.
  • Strong attention to detail.
  • Good communication skills.
  • Confidence dealing with contractors, suppliers and colleagues.
  • The ability to work independently and take responsibility.
  • Good computer skills for maintaining records, schedules and basic reporting.
  • A full UK driving licence.
  • The flexibility to work Saturdays as part of the normal working week.
Experience within a warehouse, industrial, construction, manufacturing, building materials or stone environment would be particularly advantageous.

Salary & Opportunity
 
£36,000 per annum
This is a permanent, full-time position within a growing business and an excellent opportunity for someone who wants to take genuine ownership of a site rather than simply manage facilities from behind a desk.
You will become a key member of the team, responsible for ensuring the yard, warehouse, facilities, machinery, equipment and site infrastructure remain safe, maintained, secure and operational.
