Overview
We are currently seeking a bright, enthusiastic Conveyancing Assistant/Paralegal to join a well-established and reputable law firm based in Ware. This is an excellent opportunity for an individual looking to develop their career in residential conveyancing within a supportive and progressive environment that encourages professional growth and recognises achievement.
The role would suit either a Law Graduate with an interest in property law or a candidate with prior experience in a busy residential conveyancing department.
The Role
You will work as part of a friendly, professional Residential Property team, supporting fee earners across all aspects of sales and purchases from file opening through to post-completion.
Your key responsibilities will include:
Sales
- Preparing and sending estimates, Terms of Business, and sale packs to clients.
- Opening new files, carrying out AML checks, and ensuring accurate data entry on the case management system.
- Obtaining office copy entries and preparing contracts.
- Requesting leasehold packs, redemption statements, and liaising with housing associations for shared ownership properties.
- Liaising with estate agents and clients throughout the transaction.
- Managing pre-exchange to post-completion processes, including exchange, completion statements, and financial reconciliation.
- Handling post-completion matters such as redemption of mortgages, agent payments, and file closure.
- Maintaining accurate records, checklists, and diary systems to ensure effective case management.
- Preparing client care documentation and handling file openings and AML checks.
- Reviewing source of funds documentation and ensuring compliance with AML regulations.
- Requesting contract papers and coordinating with estate agents, housing associations, and mortgage lenders.
- Requesting searches, calculating SDLT, and preparing completion statements.
- Managing exchanges and completions, ensuring funds are received and disbursed correctly.
- Handling post-completion formalities including SDLT submissions and Land Registry applications.
- Managing requisitions, updating lender portals, and ensuring final documents are issued to clients and lenders.
