We have a fantastic opportunity for an experienced Property Manager to join a leading organisation based in Croydon.
The role will be Property Manager to a growing portfolio of Commercial Properties (some with associated residential) in the south of England by assisting the Partner with management of the portfolio.
Key Responsibilities:
- Legislation/Regulation- Keep up to date with all necessary and appropriate legislation/regulation and demonstrate an awareness of approaching changes and major case law
- Lease Management - Be able to read and understand leases from many perspectives and foresee likely issues arising from individual leases, ensure any direct reports understand a lease, coaching and mentoring where necessary
- Day to Day Management of Property Portfolio - Proactively develop service levels across the portfolio to exceed client expectations, advising client of management set-up
- Site inspections - To regularly visit the properties in your portfolio (in accordance with the frequency agreed in the management agreement) and carry out a thorough site inspection on each visit
- Best Practice - To keep up-to-date with best practice it is recommended that you have understood and carry out the role fully complying with the requirements of the RICS Service Charge Code of Practice – latest edition
- Health & Safety - Read and confirm your understanding of all policies within the organisation and then implement without exception
- Contractor Management - Ensure only approved contractors are instructed and regularly monitor service delivery of contractors
- Insurance - Assist clients place necessary cover using our external Broker were possible, when required, deal with any claims and ensure claims are dealt with in a timely manner
- Credit Control and Accounting issues - Liaise closely with Credit Controller on tenant arrears and other queries to reduce arears and improve rent collection times
- Client Retention & Service - Manage the longer-term aspirations of clients, constantly developing the service levels to exceed expectations
- Difficult Situations - Implement and use formal complaint procedures effectively involving team members where appropriate
- Organisation Skills - Work within the company’s published Quality Assurance guidelines, plan work for the long-term future and put in place measures to ensure team goals can be achieved in a timely manner
Person Specification:
- You must have a minimum of 1-2 years experience in managing a small commercial portfolio
- You must hold a full UK Drivers License
- Demonstrate an awareness and understanding of use of Qube or similar property management software
- Demonstrate an awareness and understanding of use of RPI or similar
